When my parents retired and moved down south, I decided to buy their house. The house was not in the best of shape because my parents hadn’t done any maintenance in the last 15 or 20 years. My dad got hurt at work and had to retire early and it’s not like my mom can get up on their roof to check for soft spots. When I bought the house, I had an inspector come to the place to tell me everything that was wrong. The home inspector spent at least 2 hours checking all of the different parts of the house. One thing that was mentioned in the report that was a major problem was the roof. The roof had to be replaced in order for my loan to qualify under the guidelines. I was a first time home buyer and I was trying to get an FHA loan. The loan would not qualify with the problems with the roof, so I had to get a conventional loan or figure out a way to get the roof repairs done first. My mom and dad did not have the money to pay for all of the roofing repairs and neither did I. Lucky for me, one of my coworkers knew of a commercial and residential roofing installation company that would do the work and then wait to get paid after the house was sold. I also found out that I could change my loan around and get extra money for repairs on the house. I thought the roofing problems were going to be a disaster, but it didn’t turn out to be that bad.
