I own a few properties on the coast that I rent out on vrbo and airbnb.
They are tiny little spots that are totally disheveled and run down, that was how I was able to afford them.
Even though they aren’t in the best shape, they always get rented. Anytime someone isn’t in one of the old rental units, I have some work done on it. I have a number for handyman services that I call for massive jobs. Those boys redo flooring, replace windows and redo the seawalls that appreciate to get knocked down. I also frequently call upon my stairs leading to the beach. The sand, salt and water always wear away at the wooden steps. Sometimes the waves are so intense that my steps get washed away. I have gotten the same rental unit steps replaced numerous times now. At this point I am tempted to tell the woman to just put a plastic slide fastened to the house. For anything that is more technical I hire out things like plumbing services, Heating and Air Conditioning services and electrical work. At this point I coordinate every repair myself. Since it is people renting short term, I officially don’t get that many calls. My partner handles all the bookings and arrivals with the occupants. I handle the general upkeep and repairs. Our method works pretty well. Eventually I will want to turn everything over to a local property manager, however for right now it is nice keeping all the money. My partner doesn’t mind handling the customers and I don’t mind doing the general service.
